Due diligence

Having finally made our due diligence request for the house on Monday (essentially asking for the additional price of the stone work) today started with the news that they were going to counter with giving us our non-cash requests but not any cash concessions. Julie told them that would be a nonstarter (I think she actually said deal breaker) and have them the full inspection report so that they could see all the things we didn’t ask for. Then we waited. Finally late in the day they came back with a counteroffer. Just like the previous round of negotiations this counter when we didn’t fold was exactly what we really wanted (cash enough to cover the stone) while they walked away with the parts that weren’t really important to us. At this point it is pretty much formalities. We just want the appraisal to come in at $395k or higher (otherwise some of that cash may be converted into a higher down payment).
